So what does this mean right now?
Homes are still selling –
Home inventory is still low. We’ve had less than 1 month supply of homes in Ada County for every price range up to $800,000 . So even if we do see home sales start to slow down, it is likely that pricing wont be impacted for some time. A balanced market is typically 5-7 months worth of inventory. This means that if inventory is under 5 months, its a Sellers market. If its over 7 months, its a Buyers market. We will be watching inventory levels closely to help advise our clients to any shifts that may take place in Boise’s real estate market.
Listings prior to stay at home vs. today: There were 221 new listings the week prior to the Stay at Home Order and 422 the week of the Stay at Home Order – that’s a 91% increase!
